GVA Leisure Advisory Claimes No 1 Ranking In UK

Tuesday, 07 August 2012

Multi-million pound successes recorded by the Leeds team of commercial property experts GVA have helped establish the company as industry leaders.

Already the UK's largest independent commercial property consultancy, GVA has now strategically positioned itself to achieve the coveted number one spot as the UK's largest specialist and multidisciplinary leisure property advisory team with authoritative reach into all industry sectors.

Over the last 18 months the company has established its hotel division and acquired leading niche specialists in Humberts Leisure and RGA. In doing so it has strengthened its reach in the leisure market by integrating the team into the firm's regional office network, including key representation in Leeds.

The acquisition of Humberts Leisure saw the leisure specialists relocate from its Skipton office to GVA's Leeds team at City Point. Now operating as the hotels and leisure department, the northern team boasts six leisure specialists led by directors John Anderson, Peter Smith and Richard Baldwin.

Hotel and Leisure Director, Richard Baldwin said: "We have timed our run with the expansion of the leisure team over the last 18 months, and it has enabled us to position ourselves as market leaders at a time when alternative investment opportunities are increasingly sought by serious investors. We are unique in that we have unrivalled knowledge of almost every leisure property sector."

Since the start of 2012, the Leeds leisure team has project managed valuations of holiday parks throughout the UK with a total value in excess of £500 million. It was responsible for the sale of a key visitor attraction in the Cotswolds, Birdland Park and Gardens in Bourton-on-the-Water, to Livingstone Leisure, was appointed to market the iconic Grade II listed Brighton Pier on behalf of the Noble Organisation, and completed a comprehensive valuation of Drayton Manor Theme Park.

The team also achieved eight planning consents for Parks Resorts. By securing planning permission to extend the successful Withernsea Sands Holiday Park in East Yorkshire, the local economy stands to benefit from increased visitor spend of more than £5.5 million.

Four holiday park assets in the North of England have been sold by the team on behalf of another major leisure operator, North Dales LLP. The biggest deal was for the 78-acre Riverside Park in Northumberland on the basis of a £8.75 million guide price.

As business requirements have changed, John Anderson, Director and head of GVA Hotels and Leisure, adds that the timing of the move to lead the leisure sector is no coincidence:

"The market has changed and with it business requirements. Challenging economic conditions mean our clients are exploring more and more the possibilities of optimising value through effective and efficient asset management and business enhancement. The best way to achieve that is for us to offer the widest multidisciplinary service with the greatest depth of knowledge and capacity under one roof. We believe we've now achieved that."

The newly structured hotels and leisure offer will operate through each of the GVA divisions and a number of leisure sector groupings each led by directors. Gavin Brent will head up urban leisure opportunities; Peter Constantine will run licensed property; James Williamson and Ian Thompson will lead hotel valuations and agency; John Mitchell will head up holiday property and water based leisure; Ben Allen will run the golf division; Martin Taylor will look after leisure planning; and Max and Richard Gaunt of GVA RGA will lead hotel and leisure business consultancy.
